Level 4 is standard for most painted interiors — all seams and fasteners fully coated smooth. Level 5 adds a full skim coat over the entire surface for a perfectly uniform finish with zero texture. Right choice for high-gloss paint, strong natural light, and master bedrooms.
Luxury Vinyl Plank (LVP), laminate, and hardwood. LVP is our most popular for Seattle homes — moisture resistant, ideal for the PNW climate. We handle subfloor leveling and prep before installation.

Exterior Construction
Concrete, natural stone, and porcelain pavers. Porcelain is premium, low-maintenance, and frost-resistant — ideal for Seattle's climate. We properly excavate, compact a gravel base, and set pavers with polymeric sand joints.
Cedar is naturally rot and insect resistant. Properly installed with concrete-set posts, a cedar fence typically lasts 15–25 years. We use stainless or hot-dip galvanized hardware to prevent rust streaking.
Yes — pressure-treated wood, composite, and Trex. Composite and Trex require no sealing or staining and resist moisture and mold over time. We help you weigh the options for your situation.
Property Maintenance

Soft washing uses low-pressure water with biodegradable solutions to kill moss, algae, lichen, and black streaks at the root — without damaging shingles. Recommended by ARMA. High-pressure washing strips granules and voids warranties. We only soft wash.
